Jumeirah Marsa Al Arab

A tiered wave of a building on Dubai's private beachfront, with a superyacht marina built into its own edge.

Umm Suqeim sits between the two Jumeirah houses that came before it, Burj Al Arab on one side and Jumeirah Beach Hotel on the other, and this is the third and newest: designed by Shaun Killa, the architect behind the Museum of the Future and, with Tom Wright, Burj Al Arab's own silhouette. The building steps down toward the sea in tiers, the way a wave steps down a beach after it has broken. Glass and white stone run the whole way down it. It opened in 2025, with 300 rooms and 86 suites. A private marina sits built into one edge of the property, 82 berths of it, with superyachts moored along the quay and a lit promenade running along the water past a row of independently run restaurants and cafés.

Every room here faces the marina or the open Gulf, and the balcony or terrace is what separates one room from the next. Inside, the language repeats from the smallest room to the largest suite: a bed set beneath a circular gold or copper medallion worked like beaten metal, white linen edged in red, warm timber panelling and dark parquet underfoot, and a marble bathroom with a double vanity and a freestanding tub. The suites add a separate sitting room, and the largest add a private plunge pool of their own. At 6 in the evening the light goes low and gold across the marina, and the lights on the superyachts come on one by one.

Talise runs across 3 floors, one of them a women-only floor, with 13 treatment suites, a hammam, a fitness centre and the indoor pool. Jumeirah Circle takes children of 3 to 10, fully potty-trained, for a complimentary daily session; a Teens Lounge takes guests of 11 and over. Every suite here comes with a butler and exclusive access to the Iliana Pool Club, and the largest suites add a Bentley airport transfer. A complimentary buggy service connects this house to Jumeirah Beach Hotel and Burj Al Arab along the same stretch of coast, and reception and concierge run around the clock.

The 4 Pools and 2 Kilometres of Beach
The main resort pool is the family one, set among loungers and umbrellas with the tiered building rising behind it. The Iliana Pool Club is a shaded plunge pool under timber pergolas beside the beach, built-in daybeds either side of the water. The Kinugawa Adult Pool is the third, and the fourth is indoors at Talise, 20 metres long and lined with timber. In front of all of it runs 2 kilometres of private beach.
Talise, Across 3 Floors
The spa runs to 13 treatment suites over 3 floors, one of them reserved for women only, with a hammam and a 20-metre indoor pool lined in timber, the Burj Al Arab framed in the window across the water. The indoor pool is for guests of 16 and over. The wellness facilities are open to staying guests, and Talise itself runs daily from 11 until 8.
Talise Fitness
A fully equipped fitness centre open 24 hours for staying guests, with fitness professionals on hand daily from 11 until 8 for personal training and classes, and a sauna and steam room.
Jumeirah Circle and the Teens Lounge
Children of 3 to 10, fully potty-trained, get a complimentary daily session at Jumeirah Circle — indoor and outdoor play, themed activities, arts and crafts and science workshops, with a friendly host throughout. Children of 3 to 5 who are not yet independently toilet-trained come with one adult. Guests of 11 and over have their own Teens Lounge. Advance booking is needed, since slots are limited.
The Marina and Its Promenade
An 82-berth superyacht marina is built into the edge of the property, with a lit promenade running along the water past a row of independently run restaurants and cafés. Yacht charters can be arranged through the concierge.

Getting Between the 3 Jumeirah Houses. A complimentary buggy service links this house to Jumeirah Beach Hotel and Burj Al Arab, the two other Jumeirah properties on this stretch of coast.

Arriving, and the Practical Notes. Valet parking runs 24 hours a day. Reception and concierge are staffed around the clock. Every guest, children included, shows an original passport, or a UAE or GCC national identity card, at check-in, and the minimum check-in age for all guests is 18. Pets are not accepted.

Good to know

Kinugawa's own restaurant is temporarily closed; the Kinugawa Adult Pool beside it is open as usual.
1206, the house's fourth-floor restaurant, has not yet opened.
Iliana's rooftop lounge is closed and reopens for the new season; the beach restaurant below it is open daily.

Marina or ocean is the whole decision

Every room here faces one or the other, and the name says which: Marina Deluxe Room looks over the superyacht marina and the low-rise townhouses along it, Ocean Deluxe Room looks straight out at the Gulf.

Ocean Deluxe Room and Marina Deluxe Room are both 67 square metres.

Ocean Terrace Room and Marina Terrace Room are both 79.

Both Two Bedroom Family Rooms are 146. Each pair differs only in what the terrace looks at. Pick the view first.

Promenade means the mezzanine, over the marina

Promenade Deluxe Room, Promenade Deluxe Suite and Promenade Terrace Suite all face the marina from a level up, on a mezzanine floor. All 3 look down over the water rather than across it.

A Suite comes with a butler and the Iliana Pool Club

Of the 21 room types here, 12 are suites, and every one comes with a butler and exclusive access to the Iliana Pool Club. The rooms do not.

Ocean Terrace Suite and Ocean Grand Terrace Suite add a return airport transfer by limousine; the 4 largest suites send a Bentley.
