Every room here is 55 square metres, from the Deluxe City View Room to the Club Sea View Room above it, and every one has a balcony or a terrace. At this end of the list you are not choosing how much space you get. You are choosing what you look at, and whether you want the lounge privileges.
The 4 Deluxe rooms are identical inside, so the only question is the window.
The Deluxe City View Room is the entry, facing inland at Abu Dhabi's towers.
The Deluxe Garden View Room looks over 85 hectares of planted ground and stays genuinely quiet.
The Deluxe Garden Terrace Room is on the ground floor with the lawn as an extension of the room, the best of the 4 for small children.
The Deluxe Sea View Room looks at the Gulf and the pool below it, and sells out first.
Everything from the Club Sea View Room upwards comes with EP Club privileges: champagne breakfast, afternoon tea, evening canapés and a butler around the clock. The lounge they are served in is closed for now, with no reopening date. The butler is unaffected. Where the food and drink have moved to is not stated. Ask before you pay the step up, not after.
The Family Deluxe and Family Club rooms are 2 connecting 55-metre rooms — a king next door to a twin — sold as one booking at 110 square metres. That is the honest way to sleep 4 or 6 here.
Rates here move with the nights you choose, so there is nothing honest to show until you have chosen them. Pick your dates above and the rooms the house sells online will price themselves.
The Family Sea View Suite goes further: a suite joined to a room, 275 square metres, and the only thing in the building that takes 8.
The Palace Suites and the Royal Suite are the rooms this building was designed around: a majlis, a pantry, a dining room, Spanish marble and silk.
