The 8 grades split in two, and the split is geographic. The main resort holds 4 of them, looking onto the lagoons: Lagoon Grand Deluxe, Conservatory Premier, St.
Regis Suite and Caroline Astor Suite. The other 4 are the Manor, a walled enclave at the far end with its own beach, its own adults-only pool, its own lounge and its own pricing. Crossing from one to the other is not a bigger room. It is a different hotel.
Lagoon Grand Deluxe is 48 square metres, with an open balcony.
Conservatory Premier is 58, with an enclosed balcony that works as a second sitting room. Everything else is the same: the same lagoon, the same taupe and blonde wood, the same walk-in shower and soaking tub, and both take 3. If you are here for a week and expect to be in the room in the middle of the day, the enclosed 10 square metres are worth it. For 4 nights, they are not.
Both entry rooms come with either bed, at the same size and the same price. Say which you want when you book. It changes the furniture and nothing else.
Only 12 of the rooms have their own pool, and all of them are in the Manor.
Manor Pool Suite is 190 square metres.
John Jacob Astor Villa is 225, with 2 bedrooms.
Presidential Villa is 450, with 3 bedrooms.

In the Manor: 160 square metres, with a walk-in closet, a marble bathroom with a soaking tub, and a balcony onto the gardens. What it really buys is the enclave — a private beach, an adults-only pool, and a lounge where tea and cocktails are laid every day.
Below them, Manor Suite gets the enclave, the beach and the lounge, but not the water. Most people stop there, and unless the pool is the point of the trip they are right to.

The room is 48 square metres onto one of the lagoons, newly redone in taupe, paprika and blonde wood with Goan pieces on the walls. A balcony that seats two, a marble bathroom with a walk-in shower and a separate soaking tub, and a king or a twin — the same room either way.
58 m² · The lagoon view · sleeps 3
At 58 square metres, the extra 10 over the Lagoon Grand Deluxe are all enclosed balcony — a second place to sit, with the lagoon in front of it. There is a sitting area inside as well, a walk-in shower and a soaking tub, taupe and blonde wood, and the same king-or-twin choice.
90 m² · The lily lagoon view · sleeps 3
The first suite here that is an apartment rather than a large room: 90 square metres, a separate living room, two private balconies onto the lily lagoon, and two bathrooms, the main one with a deep soaking tub and a separate shower.
120 m² · The lagoon and the gardens view · sleeps 3
The renovation rebuilt this one: 120 square metres holding a living room, a bedroom with a king, and a marble bathroom with a deep soaking tub. Furniture made for the suite, and a balcony over the lagoon and the planting.
190 m² · In the Manor · Its own walled garden and lap pool view · sleeps 3
It runs 190 square metres and has water of its own: a foyer, a separate living and dining room, a walk-in closet, a marble bathroom, and a private pool in a walled garden. The Manor's beach and lounge come with it, and breakfast can be floated out onto the water.
225 m² · Its own pool and garden view · sleeps 5
Two bedrooms — a king in one, two twins in the other — around a private pool, with two bathrooms, a separate living room and a dining area. It runs 225 square metres and sleeps 5, which makes it the first room here a family fits into.
450 m² · The golf course and the Arabian Sea beyond view · sleeps 7
On the edge of the golf course with the Arabian Sea behind it: 3 bedrooms, 3 and a half bathrooms, a grand foyer, a separate dining room, a private kitchen and butler's pantry, a gym, a spa room, and a frangipani terrace with a lap pool running off Manor Beach.
