The road climbs out of Kushalnagar into forest before it reaches Modur, on the outskirts of Madikeri in the Kodagu highlands, and the estate sits inside 76 acres of it — coffee, spice and unbroken canopy, with a 7-acre lake at the centre and 71 villas set into the woodland around it. Kannur is the closest airport, 98 kilometres away; Mangalore is 153 and Bengaluru 298, and a helipad on the property can also be arranged for a direct arrival. The concierge runs guided nature walks and plantation tours, arranges kayaking and cycling on request, and can put together a round at Mercara Downs, the nearest golf course, with transfers there and back. The kitchens work around Jain, vegan and gluten-free diets on request, and a helipad on the property allows for a direct arrival by air instead of the drive up from the coast.
Aujasya by The Leela. The spa runs across 3 floors and 2,508 square metres, with 25 treatment rooms, a dedicated relaxation lounge, and the region's only authentic Turkish hammam. A sauna alongside it carries both traditional and infrared heating. The signature ritual is a layered 90-minute treatment built around herbal therapies and rhythmic oil work, and it takes nobody under 16.
The Lake, and What Sits On It. The 7-acre lake at the centre of the estate is where Zen's 8 dining gazebos float, where the lakeside yoga deck sits, and where a coracle or a kayak goes out in the morning or the late afternoon. Catch-and-release fishing runs from the same bank, and a family pool with its own child-safe shelf sits nearby for a swim that is not the villa's own.
Funky Turtle, and Furs and Purrs. Funky Turtle is an indoor recreation hall of 557 square metres, built for a wet afternoon: games, an art and sketching corner, a ball pool and a napping room for toddlers, with an outdoor play area alongside it for drier days. Furs and Purrs is smaller and stranger — a resident sanctuary on the property for adopted animals and birds, worth a detour on a walk between the villas and the lake.
The Plantation on Foot, Wheel or Jeep. Guided nature walks and plantation tours run through the estate's own coffee and spice cultivation, with a naturalist explaining what is actually growing rather than pointing at it. Cycling trails cover the same ground under your own power, and the concierge arranges the wider Coorg circuit — Abbey Falls, Raja's Seat, Talacauvery and the Namdroling Monastery among them — with permits handled in advance for the forest reserves that need one.
A Round at Mercara Downs. There is no course inside the estate, but Mercara Downs, an 18-hole club on the edge of Madikeri, is the nearest one, and the concierge arranges the tee time, the clubs and a private transfer there and back. A helipad on the property is the other way in, arranged in advance for a direct arrival by air rather than the drive up from the coast.
