The hotel sits on the corner where Back Bay meets the open sea, and each of the 3 views is its own grade. Bay is the harbour side: working water, the curve of the seawall, and after dark the 3-kilometre chain of sodium lamps down Marine Drive that the city calls the Queen's Necklace. Ocean is the other face: the open Arabian Sea, the far headland, and an empty horizon. Queen's Necklace catches both, and costs the most.
The necklace is a night view — by day it is a road. Take the bay if you are here for meetings and will be in the room by 7 in the evening. Take the ocean if you are here to sleep and read; it is better at 6 in the morning than anything else in the building.
Luxury Room, Premier Room, Bay View Rooms and Premier Ocean View Rooms are 37 square metres each — same footprint, same king or twin bed, same walk-in wardrobe, same standalone tub. What changes is the aspect: city, city, bay, sea.
Luxury Bay View Rooms is the exception at 41 square metres, the largest room in the hotel, and its bay view is only partial. The biggest room and the best view are not the same room.
Bay View Suite is the first step up, at 73 square metres — nearly double the room grades below it. It adds a separate living room, a glass-walled bathroom, and a door between the bed and everything else. Suites come with a butler around the clock; rooms do not.
Above it, size stops climbing: Premier Bay View Suite is 81 square metres, and Ocean View Suite is 73, the same as the Bay View Suite. The step from there is the view, not the space.
Rates here move with the nights you choose, so there is nothing honest to show until you have chosen them. Pick your dates above and the rooms the house sells online will price themselves. 4 grades here are arranged through the concierge instead.

The way into the building, at 37 square metres, and what it faces is the city: roofs, water tanks, the mismatch of the skyline, and the towers of Nariman Point close enough to read the balconies. King or twin bed, walk-in wardrobe, silk armchair, writing desk, a standalone tub and a separate shower. The same room the sea-facing grades get, turned the other way.
Kohinoor Suite and Golconda Suite are 191 square metres each, high over the Queen's Necklace. Each has a separate living-dining room, a pantry, a powder room, and a private entrance for the butler, so nobody comes through the sitting room. Kohinoor also has a treadmill. Both take an optional interconnecting twin room, which is how a family uses them.
Luxury Residential Suite and Bay View Residential Suite are 1-bedroom apartments, at 90 and 113 square metres. Each has a full kitchen, a dining room, a study, an optional extra bedroom, a private parking space, a valet, and Oberoi One Platinum membership. They suit a month, not a weekend. All 4 are arranged with the concierge.
Every room has wall-to-wall, floor-to-ceiling glass, and there is no balcony anywhere in the building. Each has a king or twin bed, a walk-in wardrobe with fixed and portable luggage racks, a separate dry vanity area, a work desk with a cordless telephone, a standalone bathtub, a separate shower and a television in the bathroom.
Forest Essentials toiletries, a tea and coffee maker, fresh fruit and flowers, turndown, an electronic safe and free internet for 4 devices come as standard, and so does an IoT air-purification system, which is a real amenity in this city. What changes as you climb the list is the water in the window, the door between the bed and the sofa, and whether a butler comes with it.

The Luxury Room redone: the same 37 square metres, the same city aspect, and a calmer, more contemporary palette — a cream ribbed headboard the width of the wall, a walk-in wardrobe, an armchair and a writing desk, a standalone tub and a separate shower. The step buys the refurbishment, not the window. Worth it for a week; less obviously for one night.

The last of the rooms, and the only one that faces open water. It is 37 square metres, refreshed in soft light and warm tones, with a king or twin bed, an armchair and a writing desk. The wall of glass holds the Arabian Sea and nothing else — no road, no seawall, no city. The reason to take it is 6 in the evening.

The first grade here with a door between the bed and the sofa, and it nearly doubles the floor: 73 square metres over a king-size master bedroom, a living room and a glass-walled bathroom, with the bay in wall-to-wall windows. A butler comes with it, around the clock.

At 69 square metres this is 4 smaller than the Ocean View Suite, and what those 4 buy back is a powder room for visitors, a walk-in wardrobe and a proper workspace. Oversized king bed, separate living room, rich upholstery under a dark timber ceiling, and the Arabian Sea through the glass. The suite for somebody who will be working in it.
